THE PROJECT IS DESIGNED TO SERVE A BROAD CROSS SECTION OF THE DUBLIN COMMUNITY, PROVIDING FOR —SALE MARKET RATE AND AFFORDABLE HOMES, AFFORDABLE FAMILY RENTAL HOUSING, AND AFFORDABLE INDEPENDENT LIVING SENIOR RENTAL HOUSING. THE PROJECT SITE IS IDEALLY SUITED FOR MODERATE DENSITY RESIDENTIAL DEVELOPMENT, GIVEN THAT IT IS SURROUNDED BY PROJECTS OF SIMILAR DENSITIES. ALTHOUGH THE PROJECT PROPOSES INCREASED DENSITY, THE EXISTING INFRASTRUCTURE SERVING THE SITE IS SUFFICIENT FOR THIS PROJECT. THE VIEWS FROM DOUGHERTY ROAD ON THE EAST WILL BE IMPROVED BUT SIMILAR TO EXISTING CONDITIONS. ALONG DOUGHERTY ROAD, THE EXISTING SOUND WALL WILL BE REPLACED WITH A MORE ATTRACTIVE NEW SOUND WALL, AND NEW TREES AND LANDSCAPING WILL REPLACE THE OLDER DETERIORATING STREET TREES (PRIMARILY EUCALYPTUS). THE VIEWS FROM THE NORTH, WEST AND SOUTH WILL BE IMPROVED. ATTRACTIVELY DESIGNED NEW ATTACHED AND DETACHED HOMES AND RENTAL APARTMENTS WILL REPLACE THE EXISTING OLDER PUBLIC HOUSING. NEW TREES AND LANDSCAPING WALL BE ADDED ALONG THE NORTH, WEST AND SOUTH PROPERTY LINES TO HELP PROVIDE SEPARATION FROM THE NEIGHBORING PROPERTIES. THE PROPOSED PROJECT WILL PROVIDE GREATER SEPARATION AND SCREENING FROM ALAMO CREEK THAN THE EXISTING PROJECT. h.
