Access to the Project Area will ultimate]y be provided primari]y from Gleason Road, an existing four lane paved road that connects Tassajara Road to Fallon Road and Grafton Street. Describe how the landscape features have been designed so as to insure visual relief and an attractive environment for the public. The existing topography, neighborhoods and the natura] features are the basis for the Dub]in Ranch F2 Neighborhood landscape concept. Rows of trees delineating entries and streets depict the historical image of orchards and extend the sense of community. Shapes, textures and patterns complement the proposed architectural styles and "upsca]e" rural ranch theme. Stone veneer pilasters, walls and rai] fences are part ofthe e]ements that compose the recurring community theme. Two and three post and rail fences are the predominant fence types and are provided to maintain the "project" theme, provide views to the natural and man-made ]andscape and provide visua] relief a]ong traffic corridors and open spaces. Pre-cast concrete walls and stone veneer pi]asters provide e]egance and privacy. The neighborhood entries are defined by the use of a hierarchy of monuments and walls. The entries are primarily composed of ]ow stone veneer walls with a pre-cast concrete cap and stone veneer "gateway" pilasters with ornamenta] plaques. The subtle simplicity ofthe entries repeat key elements from the community entries and the existing neighborhoods. Native and horticultura] adaptive p]ant materia]s serve as unifying elements throughout Dub]in Ranch. Flowering, cascading shrubs and groundcover shall be utilized on the common area slopes adjacent to Gleason Drive also on G]eason slopes a]ong with evergreen and !lowering deciduous trees. Evergreen screen trees will be utilized primari]y at the entries as a solid background to the flowering accent trees in the foreground. F]owering accent trees will straddle the entries providing distinctiveness and a sense of arrival. A single evergreen species of street tree shall be utilized. Planting within the stream corridor shall be predominately native California plant material consistent with the existing stream corridor throughout the community. Oak trees native to the Tassajara Hills have been incorporated into the p]ant palette to reflect the historical Jandscape of the Tri- Valley area. A non-irrigated oak woodland season a] grass and annual seed mixture shall be planted within the stream corridor to maintain a natural appearance consistent with the natura] hillside landscape. Is the proposed project located on a hazardous waste and substances site? (A list is of these sites is available in the Planning Department). A Phase 2 site assessment of the Project Area has been conducted by Berlogar Geotechnica] Consultants to determine the presence of anyon-site hazardous waste and substance sites. The findings of this study indicate that no problem sites were found (See Appendix). In addition, Berlogar Geotechnical Consu]tants previously conducted an environmenta] records search fòr the Dublin Ranch - Phase I project site to determine if the site was included on a list of hazardous waste and substance areas. The results of this search indicated that no property within a two-mi]e radius of Phase I Dublin Ranch (which inc]udes lands within the Project Area) are listed as a hazardous site, hazardous materia] generator or transporter, or known to have underground storage tank leaks.
