for public review at least 72 hours prior to a Planning Commission Meeting or, in the event that it is
delivered to Planning Commissioners less than 72 hours prior to a Planning Commission Meeting, as
soon as it is so delivered. The packet is available in the Community Development Department.

Public Comments
At this time,the public is permitted to address the Planning Commission on non-agendized items, Please step to the podium and clearly state your
name for the record. COMMENTS SHOULD NOT EXCEED THREE(3) MINUTES. In accordance with State Law,no action or discussion may take
place on any item not appearing on the posted agenda. The Commission may respond to statements made or questions asked,or may refer the item
to Staff. The exceptions under which the Planning Commission MAY discuss and/or take action on items not appearing on the agenda are contained in
Government Code Section 54954.2(b)(1)(2)(3),
3. CONSENT CALENDAR
Consent Calendar items are typically non-controversial in nature and are considered for approval by the Planning Commission with one single action.
Members of the audience,Staff or the Planning Commission who would like an item removed from the Consent Calendar for purposes of public input
may request the Planning Commission Chair to remove the item.
3.1 Minutes of the MAY 23,2017 Planning Commission Meeting.
The Planning Commission will consider approval of the minutes of the MAY 23, 2017 meeting.
STAFF RECOMMENDATION: Approve the minutes of the MAY 23, 2017 Planning
Commission Meeting.

5. PUBLIC HEARINGS
5.1 Wanmei Properties, Inc. — Planned Development Rezone with related Stage 1 and Stage 3
Development Plans, a Vesting Tentative Map and Site Development Review for 19 single family ,
dwellings and associate site improvements on 2.648 acres of land within the Eastern Dublin Specific
Plan area at 6237 Tassajara Road(PLPA-2015-00023)
STAFF RECOMMENDATION: Disclose ex-parte contacts, conduct the public hearing, deliberate
and adopt the following Resolutions:

a) Recommending City Council adoption of a Mitigate Negative Declaration and Mitigation
Monitoring and Reporting Program for a Planned Development Rezone with related Stage 1
and Stage 2 Development Plans, a Vesting Tentative Map and Site Development Review for
the Wanmei Properties, Inc. project.
b) Recommending City Council approval of a Planned Development Rezone with related Stage
1 and Stage 2 Development Plans for the Wanmei Properties, Inc. project.
c) Recommending City Council approval of a .Vesting Tentative Map and Site Development
Review for the Wanmei Properties, Inc. project.
5.2 Dublin Place Site Development Review — Site Development Review Permit to demolish an
existing 13,500 square foot commercial building and construct three new commercial buildings
totaling 17,000 square feet located at 7300 Amador Plaza Rd (PLPA-2017-00013)
STAFF RECOMMENDATION: Disclose ex-parte contacts, conduct the public hearing, deliberate
and adopt a RESOLUTION approving a Site Development Review Permit for the demolition of an
existing commercial building and construction of three new commercial buildings totaling 17,000
square feet and associate site improvements at 7300 Amador Plaza Road.
