STAFF RECOMMENDATION: Disclose ex-parte contacts, conduct the public hearing, deliberate and take the following actions: a) Adopt a Resolution approving a Conditional Use Permit for a minor amendment to the Planned Development Zoning District(PD 03-97) for the Creekside Business Park to allow an Equipment and Materials Storage Yard as a conditionally permitted use; and b) Adopt a Resolution approving a Conditional Use Permit for an Equipment and Materials Storage Yard within an existing outdoor enclosure, and a Site Development Review Permit for a freestanding 1,850 square foot metal canopy. 5.2 Boulevard Residential Project—Site Development Review and Vesting Tentative Tract Map applications for twelve residential neighborhoods in Phases 2 and 3 of the Boulevard Residential project(PLPA-2016-00057) The Applicant, Dublin Crossing, LLC, is requesting a Site Development Review Permit and Vesting Tentative Tract Maps for twelve new residential neighborhoods and a Recreation Center in Phases 2 and 3 of the Boulevard Residential Project, which is located in the Dublin Crossing Specific Plan area. The proposed project includes 791 units comprised of townhomes, condominiums and detached small-lot single-family homes, a private recreation facility and related infrastructure and landscape improvements. The Planning Commission held study sessions on April 11 and April 25 to review the details of the twelve neighborhoods and to provide feedback to the Applicant. Tonight, the Planning Commission is being asked to approve the development of Phases 2 and 3. STAFF RECOMMENDATION: Disclose ex-parte contacts, conduct the public hearing, deliberate and adopt the following Resolutions: a) Approving Site Development Review for 791 residential units in twelve neighborhoods within Phases 2 and 3 of the Boulevard (Dublin Crossing) Project Area; and b) Approving Vesting Tentative Maps 8360, 8361, 8362, 8363, 8364, 8365, 8366, 8367, and 8368 to create individual neighborhoods and parcels on 54.5 acres within the Boulevard (Dublin Crossing) Project Area. 5.3 Boulevard Residential Project—Vesting Tentative Map 8375 to create 24 single family home lots on 1.8 acres as an extension to Neighborhood 4 in Phase 1 A(PLPA-2017-00009) The Applicant, Dublin Crossing LLC, is requesting approval to create 24 single family home lots on 1.8 acres in Neighborhood 4 as part of the first phase of the Boulevard Residential Project (Dublin Crossing). T'he ultimate design and layout of Neighborhood 4 was approved in June 2016; however, due to the necessary phasing of the construction of the neighborhood, a Vesting Tentative Map was obtained for only 45 lots within the 69 lot neighborhood. The subject application for Vesting Tentative Map 8375 is for the remaining 241ots. STAFF RECOMMENDATION: Disclose ex-parte contacts, conduct the public hearing, deliberate and adopt a Resolution approving Vesting Tentative Map 8375 to create 24 single family home lots on 1.8 acres as an extension to Neighborhood 4 in Phase 1 A of the Boulevard (Dublin Crossing) Project Area 6.
