PLANNING COMMISSION DESIGN TOUR OF
June 1~; 1996
A special meeting of the City of Dublin Planning Commission and staff was held on June 17, 1996.
The meeting began at 9:00 a.m. at the City offices.
Present for this meeting: Cm. Geist, Cm. Lockhart, Cm. Jennings, Cm. Johnson, Eddie Peabody;
Community Development Director, Dennis Carrington; Senior Planner, Jeri Ram; Associate Planner,
Michael Porto; Consultant, Sharon Young; Intern, Janet Lockhart; guest.
Absent: Cm. Zika
There were no other members of the public present.
The Planning Commission and Staff cor~ducted a tour of neighboring cities to discuss design and
environmental feasibility of 11 different projects. The tour was taken of Castro Valley, Pleasanton and
Livermore. The project that was toured in Castro Valley was 1) Five Canyons - Three developers
(Centex Homes, Shea Homes and Lyon Homes) are building single family attached and detached
pa•oducts. The design issues for these projects include hillside development, architectural design
features, ratio of house size to lot size, side yard setbacks and window placementlprivacy.
The projects in Pleasanton included, 2) Canyon Creek/Pac West Development with design issues of
hillside grading and architectural design features. 3) California Somerset/Kaufman & Broad single
family detached adjacent single family attached homes. The design issues of this project include
attached/detached interface, garage orientation, parkways, massing, setbacks and porches. 4)
Belvedere/Toohey Homes are single family detached patio homes on small lots. The design issues
included orientation, architecture, privacy, window orientation and overall design/presence. 5)
Stoneridge Orchards/Pinn Brothers, 46 single family detached homes in the process of being built. The
design issues are architecture and setbacks. 6) Walnut Glenn/New Cities Development, 38 single
family detached homes currently under construction. The design issues are garage orientation,
driveways, setbacks, architecture, materials and roof lines. 7) Stoneridge Park/Standard Pacific, 87
single family detached homes. The design issues are architecture, windows, roof lines, setbacks,
repetitiveness of architecture and lack of privacy. 8) Was a duplex example with design issues of gara~e
orientation and architecture.
The Livermore 1~rojects included, 9) California Promenade/Kaufinan & Broad, 152 single family homes.
The design issues include setbacks between lots, garage orientation, architecture, shadowlines and
house/lot ratios. 10) California Scenic/Kaufman & Broad, 23 single family homes under construction.
The design issues include setbacks between lots, house/lot ratios, building materials and architecture.
11) RegencyBeck Homes, 86 single family homes. Design issues, setbacks between lots, architecture,
hnuse/lot ratios, roof lines and shadowlines.
