RESOLUTION NO. 83-05
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF DUBLIN
APPROVING PA 83-022 CONDITIONAL USE PERMIT APPLICATION
TO MODIFY AN APPROVED SIGN PROGRAM FOR HERITAGE PARK
CORPORATE CENTER
WHEREAS, Triton Financial Corporation has filed an
application for a Conditional Use Permit (PA 83-022) to allow the
revision of an existing sign program and to permit the
installation of three new signs, to be located within the Heritage
Park Corporation Center (APN 941-1550-5); and,
WHEREAS, the Planning Commission did hold a public
hearing on said application on July 5, 1983; and,
WHEREAS, this application has been reviewed in
accordance with the provisions of the California Environmental
Quality Act and has been found to be categorically exempt; and,
WHEREAS, a Pre-Hearing staff Analysis was submitted
recommending the appication be conditionally approved; and,
WHEREAS, the Planning Commission did hear and consider
all said reports, recommendations and testimony as hereinabove set
forth;
NOW, THEREFORE, BE IT RESOLVED THAT the Dublin Planning
Commission does hereby find that:
1. The signs, as conditioned, will provide for project
identity, be consistent with sign requirements of similarly
zoned property and thus serve a public need;
2. The use will be properly related to other land uses and
transporation and service facilities in the vicinity and be
commensurate with present use of properties in the
neighborhood;
3. The use, if permitted, under all the circumstances and
conditions of this particular case, will not materially
affect adversely the health or safety of persons residing or
1 /'1 n working in the vicinity, or be materially detrimental to the
public welfare or injurious to property or improvements in
the neighborhood, as all applicable regulations will be met;
4. The use will not be contrary to the specific intent
clauses or performance standards estalbished for the District
in which it is to be located, as the signs will be consistent
with the office use and character of the Heritage Park
Center.
BE IT FURTHER RESOLVED that the Planning Commission does
hereby conditionally approve said application as shown by
materials labelled Exhibit "A", on file with the Dublin Planning
Department, subject to the following conditions:
1. The 15'x 8' free-standing sign, proposed for
installation along San Ramon Road, be scaled down in size,
and be a maximum of 8' feet in height. The new sign shall be
approved by Staff prior to issuance of the building permit.
2. The three existing project identity signs shall be
removed at the time the first new sign is installed.
3. The free-standing sign at Donlon Way is approved as
proposed. It shall, however, be located so that an
unobstructed 25 foot sight-triangle is maintained at the
exit/entry driveway.
4. The wall sign is approved as to its height and
placement.
5. A revised sign program, incorporating the above
requirement, shall be approved by Staff before building
permits for any of the new sign can be taken out. Said
Conditional Use Permit shall remain revocable for cause in
accordance with Section 8-90.3 of the Dublin Zoning
Ordinance.
