A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF DUBLIN
APPROVING PA 87-011.1 AND .2 TRINITY IV - BEDFORD PROPERTIES/FEDERAL SIGN
CONDITIONAL USE PERMIT AND SITE DEVELOPMENT REVIEW REQUESTS FOR A LOW
PROFILE - TIME/TEMPERATURE SIGN WITH TENANT DIRECTORY INFORMATION
WHEREAS, David Uman, Jr., of Federal Sign, has filed an
application on behalf of Trinity IV for a Conditional Use Permit and Site
Development Review to allow a Low Profile - Time/Temperature Sign with tenant
directory information readout at 6805 Sierra Court; and
WHEREAS, the Planning Commission held a Public Hearing on said
application on February 17, 1987; and
WHEREAS, proper notice of said Public Hearing was given in all
respects as required by law; and
WHEREAS, this application has been reviewed in accordance with the
provisions of the California Environmental Quality Act and has been found to be
categorically exempt; and
WHEREAS, a Staff Analysis was submitted recommending conditional
approval of the application (recommending a reduction of the sign's maximum
height and it aggregate copy area); and
WHEREAS, at said Public Hearing the Planning Commission considered
all reports, recommendations, and testimony;
NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin Planning Commission
does hereby find that:
a) The use is required to serve a public need in that the sign
identifies the businesses within the Trinity IV project, while also providing
public service information by providing time readout.
b) The use will be properly related to other land uses and
transportation and service facilities in the vicinity in that it is commen-
surate with properties in the neighborhood.
c) The use, under all circumstances and conditions of this
particular case, will not materially affect adversely the health or safety of
persons residing or working in the vicinity, or be materially detrimental to
the public welfare or injurious to property or improvements in the neighbor-
hood, in that all applicable regulations will be met.
d) The use will not be contrary to the specific intent clauses
or performance standards established for the District in which it is to be
located in that the sign location is consistent with provisions of the Zoning
Ordinance.
e) The approval of the use permit will be consistent with the
policies set forth within the Dublin General Plan.
f) All provisions of Section 8-95.8 Site Development Review, of
the Zoning Ordinance, are complied with.

NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin Planning Commission
does hereby conditionally approve PA 87.011.1 and .2 as generally depicted by
materials from the February 17, 1987, Planning Commission Staff Report, labeled
Exhibit B, on file with the Dublin Planning Department subject to the following
Conditions:
CONDITIONS OF APPROVAL:
Unless stated otherwise, all Conditions of Approval shall be complied with
prior to issuance of a building permit or establishment of proposed land use
activity and shall be subject to Planning Department review and approval.
1. The sign cabinet for the subject Low Profile - Time/Temperature Sign shall
be modified to generally comply with the following design criteria:
a) Maximum sign area - as generally depicted on the Sign Elevation
Plans submitted with the application and dated received January 28,
1987, with a maximum of 24 square feet of the sign area devoted to
tenant or complex identification (sign shall be a south-facing
single-faced sign with only project address information allowed to
be placed on the north-facing sign elevation)
b) Maximum sign cabinet height - 6 feet
c) Maximum sign cabinet width - 5 feet
d) Copy size - 3 to 6 inch white vinyl letters.
e) Sign location - as generally shown on the Site Plan submitted with
the application and dated received January 28, 1987 (observing a
minimum setback of 5 feet).
2. Building permits for this structure shall be secured and construction
commenced within six (6) months after approval of this application or said
approval shall be void.
3. The existing tenant Freestanding Sign (1 1/2'+ x 2'+ Davidson Supply Co.
sign) along the Sierra Court frontage shall be removed prior to
installation of the Low Profile - Time/Temperature Sign.
4. If a new Tenant Sign Program (Wall and/or Window Signs) is proposed for
this project, said program shall be subject to review and approval by the
Planning Director. All current tenants shall observe the present Tenant
Sign Program, utilizing individual white letters on the store front glazing
to indicate tenant business name.
5. The use and manner of lighting, either internal or external, of the new
Freestanding Sign shall be subject to review and approval by the Planning
Director prior to installation.
6. The material used for any proposed base for the new Freestanding Sign shall
be of a high architectural quality, exposed aggregate or equivalent so as
to compliment the design of the principle structure.
7. Signage used on this site to indicate space available for lease shall not
exceed a maximum area of 24 square feet or a maximum height of 6 feet, and
shall observe a minimum setback of 10 feet from the perimeter streets and
any adjoining driveway of on-site parking areas.
8. The readout of time and temperature information shall be a constant
display, with display changes (i.e., from time to temperature and vice
versa) occurring no more frequently than every five seconds, or as
determined acceptable to the Planning Director. Upon installation of the
sign, the frequency of the time and temperature display changes shall be
subject to review and modification by the Planning Director.
9. Chipped sidewalk along the subject property's street frontages shall be
repaired, as required by the City Engineer.

10. Low areas at the back of the property sidewalk shall be filled to sidewalk
level as required by the City Engineer.
11. This permit shall be revocable for cause in accordance with Section 9-90.3
of the Dublin Zoning Ordinance.
