A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF DUBLIN
APPROVING STANDARD REQUIREMENTS FOR ZONING CLEARANCE USES
WHEREAS, on February 24, 1992, the Dublin City Council adopted
Ordinance No. 6-92 amending certain provisions of the Municipal Code
Zoning Ordinance relating to Planning Commission, Planning Director,
and Zoning Administrator authority, Administrative Conditional Use
Permit, Conditional Use Permit, Parcel Maps, Signs, Site Development
Review, and establishing a new Zoning Clearance process; and
WHEREAS, said Ordinance Amendment becomes effective March 25,
1992; and
WHEREAS, the Ordinance Amendment identifies the following uses as
subject to Zoning Clearance approval:
1. Christmas tree sales lot or other seasonal/holiday
sales lot as determined by the Planning Director;
2. Pumpkin patch/sales lot;
3. Neighborhood/school/church festivals located
on-site;
4. Temporary construction trailer;
5. Grand-opening temporary promotional signs;
6. Temporary promotional signs (30-day time frame);
7. Temporary off-site sale or lease signs;
8. One identification sign per parcel; and
WHEREAS, to implement the Ordinance Amendment, Standard
Requirements for the above-referenced uses must be established by the
effective date of March 25, 1992; and
WHEREAS, Staff prepared for Planning Commission review and
approval Draft Standard Requirements for the Zoning Clearance uses;
and
WHEREAS, the Planning Commission did consider the Draft Standard
Requirements at the March 16,1 992, Planning Commission meeting; and
WHEREAS, On February 10, 1992, the City Council adopted a
Negative Declaration for Ordinance No. 6-92 in that the Ordinance will
not have a significant effect on the environment; and
WHEREAS, the Staff Report was submitted recommending that the
Planning Commission approve the Draft Standard Requirements for the
Zoning Clearance Uses; and
WHEREAS, the Planning Commission did hear and consider all said
reports, recommendations and testimony hereinabove set forth.
NOW, THEREFORE, BE IT RESOLVED THAT THE Dublin Planning
Commission does hereby approve the Standard Requirements for Zoning
Clearance uses as shown on the Attachments 1 through 9:
1. Christmas tree sales lot or other seasonal/holiday sales lot
as determined by the Planning Director (Attachment 1 and 2);
2. Pumpkin patch/sales lot (Attachment 3);
3. Neighborhood/school/church festivals located on-site
(Attachment 4);
4. Temporary construction trailer (Attachment 5);
5. Grand-opening temporary promotional signs (Attachment 6);
6. Temporary promotional signs - 30-day time frame -
(Attachment 7);
7. Temporary off-site sale or lease signs (Attachment 8); and
8. One identification sign per parcel (Attachment 9).

STANDARD REQUIREMENTS FOR
CHRISTMAS TREE SALES LOTS
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The layout and operation of the lot shall be as generally
depicted on the attached stamped approved plans on file with the
City of Dublin Planning Department.
2. The Christmas tree sales/display area shall not obstruct any
existing ingress or egress from any adjacent business and shall
be located so that it does not block pedestrian right-of-way or
motor vehicle driver sight distance of road, sidewalk or parking
area.
3. The Applicant shall provide to the City of Dublin a cashier's
check or cash deposit in the amount of $500.00 in order to insure
that the lot is properly cleaned following ceasing operation of
the sales lot. This deposit shall be submitted to the City at
the time the application is submitted. This deposit will be
refunded to the Applicant after January 1st, if the lot has been
cleaned to the satisfaction of the Planning Director.
4. The Applicant shall secure any applicable City business
license(s) prior to operation.
5. The length of time for this approval shall not exceed a maximum
cumulative period of sixty (60) days within a one-year (12-month)
period, including set-up, sales and clean-up.
6. The set-up date for the Christmas tree sales lot shall not occur
earlier than November 1st.
7. Christmas tree sales shall not begin prior to Thanksgiving Day
and shall end December 25th.
8. Not more than two (2) 4' x 8' on-site advertising or
identification signs are permitted. Each sign shall be attached
to posts, fencing or walls so that they will be secure and will
not present a safety hazard. The top of the sign(s) shall not
exceed ten (10) feet, and the sign shall be located so that it
does not block pedestrian or motor vehicle drivers' view of
roads, sidewalks or the parking lots. Promotional signage (i.e.,
balloons, banners) many be requested through a separate
application.
9. Signs having blinking, flashing, fluttering lights or any other
illuminating device which changes light intensity, brightness or
color are prohibited. All signs shall be subject to review and
approval by the Planning Director. The placement of unapproved

or unauthorized signs on the site shall result in revocation of
this approval. Signs shall not be put up prior to Thanksgiving
Day or the beginning date of sale of the trees.
10. An electrical permit shall be obtained from the Dublin Building
Inspection Department if any lighting is to be added to the
Christmas tree sales lot.
11. Motor vehicles shall be parked so that they do not obstruct
traffic or create unsafe pedestrian or vehicular conditions.
12. Where fenced enclosures exist, exits in enclosure shall be
provided for every 200 feet of perimeter with a minimum of two
(2) exits.
13. All parking areas shall be covered with wood chips, asphalt,
gravel or the like, so that mud will not be tracked onto adjacent
property or public streets.
14. Customer and employee parking shall be provided on site.
15. The Applicant shall comply with the attached Dougherty Regional
Fire Authority regulations governing Christmas tree lots.
16. If any chemicals or paints are to be used on the Christmas tree
lot, approval for fire and safety reasons shall be obtained from
the Dougherty Regional Fire Authority.
17. All dry grass and weeds shall be cleared from the lot. Piles of
trees shall be kept wet.
18. Sawdust or wood chips, or any material that is used for a ground
cover, shall be kept wet to prevent the spread of fire.
19. Prior to installing or erecting any tent(s), the Applicant must
obtain a separate permit from Dougherty Regional Fire Authority
for the proposed tent. The Applicant must furnish to Dougherty
Regional Fire Authority, an affidavit of the tent's flame
retardancy.
20. The Applicant shall provide adequate security on site.
21. Operation of the Christmas tree sales lot shall not create a
nuisance to adjacent properties.
22. Loudspeakers or amplified music shall not be audible off-site and
shall be prohibited prior to 10 a.m. or after
9 p.m.
23. The Applicant shall be responsible for maintaining the site and
surrounding area free and clean of any project-related debris.
24. The Applicant shall provide at least one trash dumpster on-site.

25. Any dumpster(s) and/or storage trailer shall be located on-site,
not within the public right-of-way, and shall be located so that
it does not block pedestrian right-of-way or motor vehicle
drivers' view of roads, sidewalk or parking areas.
26. All debris, trees, trailers, fencing, and the like shall be
removed from the lot area and the lot shall be restored to a
clean and orderly condition by New Year's Day (January 1st).
27. The use of an on-site trailer for the purpose of occupancy by the
lot managers and/or security personnel is permitted for the
duration of the Zoning Clearance approval. The location and
placement of the trailer shall be as depicted on the plans
stamped approved and on file with the City of Dublin Planning
Department.
28. This approval, shall become null and void in the event the
approved Zoning Clearance use, or use which the approval
designates, ceases to operate for a continuous one-year period or
fails to become established within one year from the Zoning
Clearance approval date.
29. This permit shall be revocable for cause. Any violation of the
terms or Standard Requirements for this Zoning Clearance use
shall be subject to citation.

OTHER SEASONAL/HOLIDAY SALES LOT
AS DETERMINED BY THE PLANNING DIRECTOR
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The layout and operation of the lot shall be as generally
depicted on the attached stamped approved plans on file with the
City of Dublin Planning Department.
2. The seasonal/holiday display/sales areas shall not obstruct any
existing ingress or egress from any adjacent business, and shall
be located so that it does not block pedestrian right-of-way or
motor vehicle drivers' sight distance of roads, sidewalk or
parking areas.
3. The Applicant shall provide to the City of Dublin a cashier's
check or cash deposit in the amount of $500.00 in order to insure
that the lot is properly cleaned following ceasing operating of

STANDARD REQUIREMENTS FOR
PUMPKIN PATCH/SALES LOT USES
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The layout and operation of the pumpkin patch/sales lot shall be
as generally depicted on the attached plans, stamped approved and
on file with the City of Dublin Planning Department.
2. The Applicant shall submit to the City of Dublin $500 cash or
cashier's check deposit to ensure a thorough clean-up of the site
following the holiday sales event. The site shall be restored to
a clean and orderly condition by 5:00 p.m. on November 1
following the pumpkin sales event.
3. The Applicant shall secure any applicable City business
license(s) prior to operation.
4. The set-up date for the pumpkin patch/sales lot shall not occur
earlier than October 1.
5. Pumpkin sales shall not occur before October 10 (three weeks
prior to the Halloween holiday) and shall end on October 31.
6. Not more than two (2) 4' x 8' on-site advertising or
identification signs are permitted. Each sign shall be attached
to posts, fencing or walls so that they will be secure and will
not present a safety hazard. The top of the sign(s) shall not
exceed ten (10) feet, and the sign shall be located so that it
does not block pedestrian or motor vehicle drivers' view of
roads, sidewalks, or parking lots. Promotional signage (i.e
balloons, banners) may be requested through a separate
application.

STANDARD REQUIREMENTS FOR TEMPORARY NEIGHBORHOOD/SCHOOL/CHURCH
FESTIVAL USES LOCATED ON-SITE
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The layout and operation of the festival shall be as generally
depicted on attached plans stamped approved and on file with the
City of Dublin Planning Department.
2. The approval for a neighborhood, school or church festival shall
not exceed a maximum cumulative period of sixty (60) days during
a one-year (12-month) period, including set up and clean up.
3. The Applicant shall secure any applicable City business
license(s) prior to operation.
4. The hours of operation of the festival shall not begin prior to
9:00 a.m. or end later than 11:00 p.m.
5. Signage shall be restricted to two 24 square foot signs that
shall be located on-site and shall not be erected within the
public right-of-way. Signage shall not obstruct pedestrian or
vehicular visibility and shall be attached to posts, fencing or
walls so as not to create a safety hazard.
6. If alcoholic beverages are to be sold, Police Department approval
and Alcoholic Beverage Control Board permits shall be obtained
prior to operation of the festival.
7. Restroom facilities shall be provided and made available to those
attending the festival activities.
8. The Applicant shall provide trash receptacles within and around
the designated festival activities.
9. The Applicant shall be responsible for maintaining the site and
surrounding area free and clear of any project-related debris.
10. The site and adjacent parking lot areas shall be kept free of
trash and debris at all times.
11. The site shall be restored to a clean and orderly condition by
5:00 p.m. on the day proceeding the last day of the festival
event.
12. Loudspeakers or amplified music shall not be audible off-site and
shall be prohibited prior to 10:00 a.m. or after 9:00 p.m.

13. The festival location, equipment and booths shall be reviewed by
and comply with the requirements of the Dougherty Regional Fire
Authority.
14. Equipment and booths shall not obstruct pedestrian movement on
the sidewalk, block fire protection appliances or fire lanes, and
shall be kept clear of all building entrances.
15. Traffic control shall be approved by the Dublin Police Services.
Temporary "No Parking/No Stopping" signs shall be posted along
the driveway entrances, drive aisles and fire lanes.
16. The Applicant shall comply with all applicable Dublin Police
Services requirements.
17. All food concessions shall obtain any applicable Alameda County
Health Department permits prior to operation.
18. A Certificate of Insurance naming the City of Dublin as
additional insured in the amount of one million dollars
($1,000,000.00) shall be posted with the City at the time of
application submittal for conducting the festival, unless a
waiver acceptable to the City is provided by the school or church
responsible for the festival.
19. Prior to installing or erecting any tent(s), the Applicant must
obtain a separate permit from Dougherty Regional Fire Authority
for the proposed tent. The Applicant must furnish to the
Dougherty Regional Fire Authority an affidavit of the tent's
flame retardancy.
20. Operation of the use shall not create a nuisance to adjacent
properties.
21. The Applicant shall provide adequate security on site.
22. Any dumpster(s) and/or storage trailer shall be located on-site,
not within the public right-of-way, and shall be located so that
it does not block pedestrian right-of-way or motor vehicle
drivers' view of roads, sidewalk or parking areas.

STANDARD REQUIREMENTS FOR THE ESTABLISHMENT
OF TEMPORARY CONSTRUCTION TRAILERS
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The layout and operation of the use shall be as generally
depicted on the attached stamped approved plans on file with the
City of Dublin Planning Department.
2. The placement of temporary construction trailer on-site shall not
obstruct any existing ingress or egress from any adjacent
business, and shall be located so that it does not block
pedestrian right-of-way or motor vehicle drivers' sight of
distance of roads, sidewalk or parking areas and shall not be
located so as to create a nuisance to adjacent properties or
businesses.
3. The temporary construction trailer shall not be utilized for any
purpose until the Building Official has certified that the
trailer meets all applicable Building Codes.
4. The approval for the temporary construction trailer use shall not
exceed a maximum cumulative period of sixty (60) days during a
one-year (12-month) period, beginning on the date of occupancy
approval, except that the Planning Director may grant an approval
for a greater period of time to coincide with the anticipated
length of time for completion of the construction.
5. The siting of the temporary construction trailer on the property
may be altered as necessary subject to submittal of and Planning
Director approval of the revised plan.
6. The support posts for the temporary construction trailer shall be
adequately screened from view with materials compatible with the
materials of the construction trailer and surrounding structures.
7. The Applicant/Developer shall comply with all applicable City of
Dublin Non-residential Security Requirements (Ordinance No.
21-89), including but not limited to the following: provide
adequate windows locks, deadbolt locks on doors and security
lighting.
8. Prior to establishment of use or issuance of building permits,
the Applicant/Developer shall submit to the Planning Department
written confirmation that Dougherty Regional Fire Authority and
Dublin Police Services requirements have been or will be met.

9. The temporary construction trailer shall be removed from the site
within thirty days of the original sale of the last unit/lot
controlled by the Applicant/Developer, or the completion of all
improvements associated with on-site construction or upon the
expiration date of Zoning Clearance approval as established in
Requirement #2 above, whichever occurs first.
10. The Applicant shall be responsible for maintaining the site and
surrounding area free and clean of any project-related debris.
11. This approval, shall become null and void in the event the
approved Zoning Clearance use, or use which the approval
designates, ceases to operate for a continuous one-year period or
fails to become established within one year from the Zoning
Clearance approval date.
12. At any time during the effectiveness of this approval, the
approval shall be revocable for cause. Any violation of the
terms or Standard Requirements for this use Zoning Clearance use
shall be subject to citation.

STANDARD REQUIREMENTS FOR
GRAND-OPENING TEMPORARY PROMOTIONAL SIGNS
An approved Zoning Clearance use shall comply with all of the following
Standard Requirements unless a requirement is specifically noted as waived
and initialed by a City of Dublin Planner:
1. The temporary grand-opening promotional advertising signage/displays
shall be generally located as depicted on the Site Plan and Elevation
stamped approved and on file with the City of Dublin Planning
Department. This plan may be modified or supplemented by the
Applicant upon submittal of a revised plan reviewed and approved by
the Planning Director.
2. This approval is for the erection and use of grand-opening temporary
promotional advertising signs/displays such as: use of roof-mounted
cold-air balloons, pennants, banners, flags, helium balloons,
searchlights and other similar devices.
3. The Applicant shall secure any applicable City business license(s)
prior to operation.
4. All grand-opening temporary promotional signage/displays established
in accordance with this permit shall be located, erected and
maintained in a manner so as not to create a visual or physical hazard
for either pedestrians or vehicles.
5. The temporary grand-opening promotional displays cited in requirement
#2 may be used for a maximum cumulative period of thirty (30) days
within the first sixty (60) days of business operations.
6. The Applicant shall provide written notice to the City of Dublin
Planning Department a minimum of four (4) calendar days prior to the
first use of any temporary grand-opening promotional signage/display,
other than the display approved under this Zoning Clearance approval.
Said written notice shall indicate the dates of use for each
respective type of temporary promotional sign to be utilized. Use of
non-preauthorized displays shall be counted against the length of this
approval and shall be subject to citations and/or may result in
revocation of the approval.
7. Temporary promotional signs must be located on-site at the place where
the business is located.
8. This approval, shall become null and void in the event the approved
Zoning Clearance use, or use which the approval designates, ceases to
operate for a continuous one-year period or fails to become
established within one year from the Zoning Clearance approval date.
9. At any time during the effectiveness of this approval, the approval
shall be revocable for cause. Any violation of the terms or standard
requirements of this Zoning Clearance use shall be subject to
citation.

STANDARD REQUIREMENTS FOR TEMPORARY PROMOTIONAL SIGNS
(30-DAY TIME FRAME)
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The temporary promotional advertising signage/displays shall be
generally located as depicted on the Site Plan and Elevation
stamped approved and on file with the City of Dublin Planning
Department. This plan may be modified or supplemented by the
Applicant upon submittal of a revised plan reviewed and approved
by the Planning Director.
2. This approval is for the erection and use of temporary
promotional advertising signs/displays such as: use of roof-
mounted cold-air balloons, pennants, banners, flags, helium
balloons, searchlights and other similar devices.
3. All temporary promotional signage/display (roof-mounted cold-air
balloons, pennants, banners, flags, helium balloons, searchlights
and other similar devices) established in accordance with this
Zoning Clearance approval shall be located, erected and
maintained in a manner so as not to create a visual or physical
hazard for either pedestrians or vehicles.
4. The temporary promotional signage/display may be used for a
maximum cumulative period of thirty (30) days within a twelve
(12) month period beginning on the date of approval, and shall be
subject to the following restrictions on their respective periods
of use:
a. No temporary promotional sign may be displayed for a period
exceeding fourteen (14) consecutive days.
b. Cable-anchored helium, or other gaseous balloons may be
utilized for a maximum of thirty (30) days with no more than
three (3) consecutive days of use.
c. Roof-mounted, cold-air balloons may be utilized for a
maximum of thirty (30) days with no more than three (3)
consecutive days of use. When used over weekend periods
(i.e., Friday, Saturday and/or Sunday), balloons may be used
no more frequently than two (2) consecutive weekends.
5. The Applicant shall provide written notice to the City of Dublin
Planning Department a minimum of four (4) calendar days prior to
each promotional event where temporary promotional signs are
used. Said written notice shall indicate the dates of use for
each respective type of temporary promotional sign to be
utilized. Written notice shall be in the form supplied by the
City (attached). A master summary of the dates of use for each
respective type of temporary promotional signage/display shall be

maintained at all times on the premises and shall be available at
all times during business hours for review by City of Dublin
Staff . Any displays utilized on non-preauthorized days shall be
counted against the length of this Zoning Clearance approval and
shall be subject to citations and/or may result in revocation of
the permit.
6 . Temporary promotional signs must be located on-site at the place
where the business is located.
7 . This approval, shall become null and void in the event the
approved Zoning Clearance use, or use which the approval
designates, ceases to operate for a continuous one-year period or
fails to become established within one year from the Zoning
Clearance approval date.
8 . At any time during the effectiveness of this approval, the
approval shall be revocable for cause. Any violation of the
terms or standard requirements for this Zoning Clearance use
shall be subject to citation.

CITY OF DUBLIN ZONING CLEARANCE
STANDARD REQUIREMENTS FOR TEMPORARY
OFF-SITE SALE OR LEASE SIGNS
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. The location and placement of the temporary off-site sale or
lease sign shall be as generally depicted on the attached plans
stamped approved and on file with the City of Dublin Planning
Department.
2. The approval for the temporary off-site sale or lease sign shall
not exceed a maximum cumulative period of sixty (60) days during
a one-year (12-month) period. Upon request from the Applicant,
prior to expiration of the initial 60-day approval, the Planning
Director may extend the 60-day approval up to 360 days.
3. This Zoning Clearance approval for a temporary off-site sale or
lease sign is for the erection and use of a sign, banner, or
valance, constructed of wood, cloth, canvas, light fabric,
cardboard, or other light materials, with or without frames.
4. Temporary off-site sale or lease signs shall only be permitted in
the H-1, Highway Frontage District; C-1, Retail Business
District; C-2, General Commercial District, and M-1, Light
Industrial District.
5. The temporary off-site sale or lease signs shall be used solely
to notice an offering for sale, lease, or rental of a parcel,
structure or establishment of a premises that is located on a
parcel of land without direct access or frontage on an improved
public right-of-way.
6. The temporary off-site sale or lease signs shall be located on
property in the immediate vicinity of the property or structure
for sale, lease or rental. These properties must be
interconnected by a traversable vehicular roadway, which is
subject to a non-revocable, non-exclusive recorded access
easement. The Applicant shall submit to the Planning Department
a copy of said easement at the time of application submittal for
Zoning Clearance approval.
7. The Applicant requesting Zoning Clearance approval to allow the
installation of a temporary off-site sale or lease sign shall
obtain written authorization from the property owner of the
property upon which the sign will be placed and shall submit said
authorization to the Planning Department at the time of submittal
for the Zoning Clearance request.

8. The sign area shall not exceed a maximum of 24 square feet or
maximum height of 6 feet for freestanding temporary off-site sale
or lease signs.
9. The temporary off-site sale or lease signs may be located in
required setback areas.
10. The temporary off-site sale or lease sign shall be located so as
not to block pedestrian or motor vehicle driver's sight distance 1
of roadways, sidewalks or parking lot drive aisles. 1
11. The display period of the temporary off-site sale or lease sign
shall terminate once the parcel or structure is sold, leased or
rented, or upon the expiration date of this Zoning Clearance
approval.
12. The Applicant shall comply with Section 8-87.40 PROHIBITED SIGNS
and all other applicable provisions of the Dublin Sign
Ordinance.
13. The placement of an unapproved or unauthorized sign off-site
shall result in revocation of the approval Zoning Clearance
approval.
14. This approval, shall become null and void in the event the
approved Zoning Clearance use, or use which the approval
designates, ceases to operate for a continuous one-year period or
fails to become established within one year from the Zoning
Clearance approval date.
15. At any time during the effectiveness of this approval, the
approval shall be revocable for cause. Any violation of the
terms or standard requirements for this Zoning Clearance use
shall be subject to citation.

CITY OF DUBLIN ZONING CLEARANCE
STANDARD REQUIREMENTS FOR
ONE IDENTIFICATION SIGN PER PARCEL
An approved Zoning Clearance use shall comply with all of the
following Standard Requirements unless a requirement is specifically
noted as waived and initialed by a City of Dublin Planner:
1. This Zoning Clearance approval is for one identification sign as
generally depicted by the plans stamped approved, and on file
with the City of Dublin Planning Department.
2. Only one Identification Sign per parcel shall be permitted.
3. The Identification Sign shall only be permitted when used to
designate the name, or the name and use, of a multi-family
residential use, public building, church, auditorium, to inform
the public as to the use of a lawful parking area, recreation
area, or other open use permitted in the district.
4. The sign area of the Identification Sign shall not exceed a
maximum area of 24 square feet (unless a greater area is approved
through the Administrative Conditional Use Permit process).
5. The height of a freestanding Identification Sign shall not exceed
the maximum heights established under Section 8-60.55 HEIGHT
LIMITATIONS of the Dublin Zoning Ordinance.
6. The freestanding Identification Sign shall be located within a
planter/landscaped area that shall be maintained in a viable and
well-kept manner at all times.
7. The Identification Sign shall be well-maintained in an attractive
manner and in accordance with the approved plans. Any indirect
light fixtures shall be glare shielded and shall not cause glare
on the adjacent streets or property.
8. Any modifications to said Identification Sign shall be subject to
review and approval by the Dublin Planning Department.
9. This Zoning Clearance approval shall not expire. This approval,
however, shall become null and void in the event the approved
Zoning Clearance use, or use which the approval designates,
ceases to operate for a continuous one-year period or fails to
become established within one year from the Zoning Clearance
approval date.
10. This use shall be subject to Zoning Investigator review and
determination as to compliance with the Standard Requirements.
11. This permit shall be revocable for cause. Any violation of the
terms or standard conditions for the Zoning Clearance shall be
subject to citation.
