GRADING NOTES/EROSION CONTROL NOTES
1. A DETAIL EROSION CONTROL PLAN SHALL BE PREPARED TO CONTROL
SEDIMENT DUllING THE RAINY SEASON, OCTOBER 1 TO APRIL 15 AFTER
THE ROUGH GRADING PLAN COUPLETED. THE EROSION CONTROL PLAN
SHALL BE APPROVED BY THE CITY ENGINEER PRIOR TO THE ISSUANCE
OF A GRADING PERMIT . OPERABLE PRIOll TO OCTOBER 1ST OF ANY YEAR
GRADING OPERATIONS HAVE LEFT AREAS UNPROTECTED FROII EROSION.
2. MAINTENANCE IS TO BE PERFORMED AS FOLLOWS:
A. REPAIR DAMAGES CAUSED BY SOIL EROSION OR CONSTRUCTION AT
THE END OF EACH WORKING DAY.
B. SWALES SHALL BE INSPECTED PERIODICALLY AND MAINTAINED AS
REQUIRED.
C. WATTLES, BERMS AND SWALES ARE TO BE INSPECTED AFTER EACH
STORM AND REPAIRS MADE AS NEEDED.
D. SEDIMENT SHALL BE REMOVED AND SEDIMENT TRAPS RESTORED TO
ORIGINAL DIMENSIONS WHEN SEDIMENT HAS ACCUMULATED TO WITHIN
ONE FDOT OF OUTLET ELEVATION.
E. SEDIMENT REMOVED FROM TRAP SHALL BE DEPOSITED IN SUITABLE
AREA AND IN SUCH A MANNER THAT IT WILL NOT ERODE.
3. DURING THE RAINY SEASON, ALL PAVED AREAS SltAlL BE KEPT CLEAR OF
EARTH MATERIAL AND DEBRIS, THE SITE SHALL BE MAINTAINED
SO AS TO MINIMIZE SEDIMENT LADEN RUNOFF TO ANY STORM DRAIN
SYSTEM.
4, CONSTRUCTION ENTRANCE TO BE PROVIDED AT EACH VEHICLE ACCESS
POINT TO EXISTING PAVED STREETS,
5. INLETS NOT USED IN CONJUNCTION WITH EROSION CONTROL TO BE
BLOCKED UNLESS THE AREA ORAINED IS UNDISTURBED OR STABILIZED.
6. ALL EROSION CONTROL MEASURES SHALL BE MAINTAINED UNTIL
DISTURBED AREAS ARE STABILIZED. CHAMGES TO THIS EROSION
CONTROL PLAN SHALL BE MADE ONLY WITH THE APPROVAL OF OR AT T'~
THE DIRECTION OF THE CITY ENGINEER. /
7. THE EROSION CONTROL PLAN MAY NOT COVER ALL THE SITUATIONS
THAT ARISE DURING CONSTRUCTION DUE TO UNANTICIPATED FIELD
CONDITIONS. VARIATIONS MAY BE MADE TO THE PlAA IN THE FIELD
SUBJECT TO THE APPROVAL OF CITY,
B. STREET GRADES ARE SHOWN ON GRADING PLANS.
9. THIS PLAN ANTICIPATES THAT THE EARTHWORK WILL BALANCE WITHIN
THE ENTIRE DUBLIN RANCH WEST PROJECT SITE.
10. THE GRADING SHALL BE IN CONFORMANCE WITH THE CITY OF DUBLIN'S
GRADING ORDINANCE UNLESS OTHERWISE APPROVED,
11. PROPOSED GRADES SHOWN ON THE PRELIMINARY GRADING PLAN ARE
SUBJECT TO FINAL ENGINEERING DESIGN AND CITY REVIEW AND APPROVAL.
All GRADING IS TO BE UNDERTAKEN PER THE RECOIIIENDATlONS OF
A SOILS REPORT AND UNDER THE OBSERVATION OF THE SOILS ENGINEER.
12. ALL LOTS WILL DRAIN TO ADJACENT STREET OR ALLEYS.
13. EXISTING CONTDUR INTERVAL IS AS SHOWN.
14. SLOPES WITHIN LOT AREAS ARE TO BE GRADED AT A GRADIENT NOT TO

AND WALLIS RANCH ROAD,EACH INCLUDING THEIR APPURTENANT UTILITIES AND BASIC
BRIDGE STRUCTURES.
13. FINISH GRADING AND IMPROVEMENT OF OPEN SPACE (PARCEL 16) IS TO BE ooNE WITH THE
ADJACENT RESIDENTIAL PROJECTS.
14, LANDSCAPING, SIDEWALK AND FENCING ALONG 'BACKBONE' STREETS ARE TO BE
CONSTRUCTED WITH ADJACENT RESIDENTIAL PROJECTS.
3. THE WATER OOALITY I HYDRDNOOIFICATIDN POND AND ITS APPURTENANCES WILL BE
INCLUDED WITH THE INITIAL PHASE TRACT 7515 IMPROVEMENT. HOWEVER CONSTRUCTIDN
MAY BE DEFERRED UNTIL THE CONSTRUCTION OF THE FIRST RESIDENTIAL PROJECT.
15, 20' WIDE EVA ROADWAY IS TO BE BUILT WITH NEIGHBORHOOD 1 (PARCEL 19).
4, THE NEIGHBORHOOD PARK WEST OF TASSI'..JARA CREEK (PARCEL 15) WILL BE ROUGH GRADED
WITH THE INITIAL PHASE IMPROVEMENTS.
16. PHASING IIAY BE ADJUSTED TO COMPLY WITH STATE AND FEDERAL PERMITS AND ALL
PHASING TO BE APPROVED BY THE CITY ENGINEER.
5, THE NEIGHBORHOOD PARK EAST OF THE CREEK (PARCELS 1 & B) ARE NOT INTENDED TO BE
GRADED. DIRT MAY BE EXCHANGED BETM:EN THESE PARCELS AND THE SEMI,PUBLIC PARCEL
(PARCEL 2) AS DEEMED APPROPRIATE BY THE DEVELOPER AND WITH THE APPROVAL OF THE
CITY ENGINEER. PARCELES 5 & 6 ARE TO BE ROUGH GRADED WITH THE CONSTRUCTION OF
ADJACENT WALLIS RANCH ROAD.
6. LANOSCAPING, IRRIGATION, SIDEWALKS AND BRIDGE ORNAMENTATION APPURTENANT TO
ROADWAYS AIlE AN OBLIGATION OF TRACT 7515 BUT MAY BE DEFERRED TO BE INCLUDED IN
THE APPROPRIATE RESIDENTIAL PROJECT VIA DEVELOPMENT AGREEMENT PROVISIONS,
