6. ORAL COMMUNICATION - At this time, members of the audience
are permitted to address the Planning Commission on any item
which is not on the Planning Commission agenda. Comments
should not exceed 5 minutes. If any person feels that this
is insufficient time to address his or her concern, that
person should arrange with the Planning Director to have his
or her particular concern placed on the agenda for a future
meeting.

8.2 PA 91-036 Bay Area Car Rentals Conditional Use Permit
request to continue operation of an existing vehicle
rental lot and office at the Howard Johnson Hotel
located at 6680 Regional Street
8.3 PA 91-039 Lyon's Brewery Conditional Use Permit request
for an existing beer and wine pub and a commercial
recreation use of a dance floor for dancing and live
music located at 7294 San Ramon Road (Stroud's Plaza)

for a two day Arts and Craft/Music festival at the

8.5 PA 91-026 Two Pesos Restaurant Conditional Use
Permit/Site Development Review for the addition of a
drive-thru window, an outdoor dining area, on -site
circulation and parking modifications, and exterior
changes to an existing restaurant located at 6568
Village Parkway. Imposition of a traffic impact
mitigation fee will be considered as a condition of
approval.

8.7 General Plan Amendment 91-001: Amendment to the
Housing Element of the General Plan to allow fees to be
paid in -lieu of a requirement by Housing Element Policy_
IIIE which requires a percentage of units in large
multifamily projects (i.e., projects with more than 10
units) be rented for a specified period of time

ordinance to allow fees to be paid in -lieu of a
requirement that a percentage of units in large
multifamily projects be rented for a specified period

to allow fees to be paid in -lieu of a requirement that
a minimum of 10% of multifamily units be maintained as

ordinance permitting a density bonus program as
permitted by Sections 65913.4, 65915 and 65917 of the

8.11 General Plan Amendment 91-001: Adoption of an
ordinance allowing an inclusionary housing policy as
permitted by Program IB of the Housing Element. The
ordinance allows for the payment of a fee in -lieu of
